Why boards plan the exterior now

Florida's post-Surfside rules put more buildings on a documented inspection and reserve schedule. A paint and stucco scope that is priced early is easier to fund, schedule and defend to owners.

Know your schedule

Miami-Dade and Broward have long required 40-year building recertification, and Florida's milestone inspection and SIRS laws (SB 4-D, 2022, updated by HB 913 in 2025) add requirements for buildings of three or more stories. Confirm your building's schedule with your engineer and building official.

Paint and waterproofing coatings are reserve items

The SIRS has to address waterproofing and exterior painting. Written contractor pricing gives your reserve professional real numbers instead of placeholders.

Cosmetic repairs first, structure second

Hairline cracks, failed sealant lines, peeling coatings and staining are what owners see. We repair surface stucco and repaint; structural or concrete restoration stays with your engineer's specified licensed contractor.

What we do for associations

Painting, pressure cleaning and cosmetic stucco repair by Greenbelt's own crews, planned around residents.

Exterior repaint

Building exteriors, balconies, railings, breezeways, garages and amenity buildings, phased to keep the property livable.

Stucco surface repair

Crack routing and filling, patching, texture matching and priming before coatings go on.

Pressure cleaning and sealing

Walkways, pool decks, garages, facades and pavers; one-time or on a recurring schedule.

Lifts and access equipment

Our own lifts handle work above ground level. Work height and insurance requirements are confirmed in writing before we bid.

Resident communication

Clear notices, schedules and one point of contact for your manager.

Vendor paperwork

COIs on request, W-9, SAM.gov registration, and we complete management-company vendor onboarding.

Questions

Is the exterior assessment really free?

Yes. The walk-through and written estimate are free and carry no obligation.

Is your walk-through a milestone inspection or SIRS?

No. It is a contractor's scope and pricing for planning. Milestone inspections and SIRS must be done by a licensed engineer, architect or qualified reserve professional.

Do you do structural or concrete restoration?

No. Greenbelt does not hold a Florida general contractor license, so structural and concrete restoration stays with your engineer's specified licensed contractor. We handle painting, coatings, pressure cleaning and cosmetic stucco repair, and we repaint after their work.

What building heights do you work on?

Our general liability policy ($1M per occurrence / $2M aggregate) covers work up to two stories. Taller scopes, or work from swing stages, are discussed up front so insurance and access requirements are settled before any bid.

Can you send a certificate of insurance?

Yes, on request, including for management-company vendor programs.
