Roof Repair in Fort Lauderdale

Fort Lauderdale's roofs span nearly a century — 1920s land-boom bungalows in Rio Vista and Colee Hammock a few blocks from Las Olas high-rises, and postwar ranch homes stretching west from there.

What we see on Fort Lauderdale roofs

Fort Lauderdale's housing stock reflects its long build-out: about 42% dates to the 1940s-60s postwar boom, with older 1920s land-boom-era pockets still standing in neighborhoods like Rio Vista, Colee Hammock, and Sailboat Bend, plus newer construction (about 24%) from 2000 onward concentrated downtown and along the coast. Citywide, single-family detached homes make up about a third of housing, with large apartment and condo buildings making up close to half.

The postwar cape-and-ranch homes that dominate much of the city typically carry asphalt shingle roofs, many now on a second or third reroof, with older built-up or modified-bitumen flat roofs still common on additions, carports, and older multi-family buildings. In the historic bungalow neighborhoods, original wood-frame roof decking and older tile roofs add extra care when doing repairs or tarping.

Sailboat Bend is an official City of Fort Lauderdale local historic district, and visible exterior work there — including roofing material — can require a Certificate of Appropriateness through the city's historic preservation process; other older neighborhoods like Colee Hammock and Rio Vista carry similar character even without formal district status. Coastal condo towers along the beach and Intracoastal add large low-slope commercial roofing into the mix as well.

Code and permits

Fort Lauderdale sits inside the High-Velocity Hurricane Zone

Broward County is part of the High-Velocity Hurricane Zone under the Florida Building Code, along with the rest of Broward and Miami-Dade. It is the strictest wind-resistance standard in the state, and it changes which materials may legally go on your roof: products need a Miami-Dade Notice of Acceptance, or a Florida Product Approval that is explicitly valid in the HVHZ.

That is worth knowing as a homeowner, because it is a common place for a cheap quote to hide. A roofing product that is perfectly legal in Orlando may not be permitted on a roof in Fort Lauderdale, and the difference does not become visible until an inspection fails or a claim is questioned.

Re-roofing work is permitted through the City of Fort Lauderdale Development Services Department, Building Services Division, with inspections during the work rather than only at the end. Permits are pulled under the licence of the contractor performing the work.

On the 25% rule: Florida's rule about how much of a roof can be repaired before the whole section has to be brought up to current code changed after 2022, and how it applies depends on when your roof was built and what the building official determines. We will tell you what we see and what we think is likely. We will not tell you how the rule applies to your roof, because that determination is not ours to make.

What we do in Fort Lauderdale

Stop the water, document it properly, then scope the real repair

Emergency tarping and dry-in

When water is actively coming in, the first job is stopping it. Tarps are installed to a standard that protects the roof rather than adding to the damage — correctly sized, properly secured, edges and penetrations sealed.

  • Same-day response during business hours
  • Tile, shingle and flat roof systems
  • Quoted by area covered, roof type and pitch

Leak repair and roof inspection

Finding the actual source rather than the nearest stain. Most leaks we trace in Fort Lauderdale enter some distance from where they appear inside.

  • Underlayment, flashing and penetration failures
  • Tile lift-and-reset sectional repairs
  • Low-slope seam and drain work

Storm damage documentation

A photographed, timestamped record built to the standard a carrier expects, produced before anything is touched.

  • Elevation overviews and close-ups with scale reference
  • Interior damage and measurements
  • Itemised invoice with labour, materials and dates
A note on documentation. Incomplete paperwork is a common reason emergency mitigation invoices get questioned — missing before photos, no square footage on the invoice, no timestamps. We document thoroughly so the file is as complete as we can make it. That is the part we control. What your carrier pays is their decision, and nothing we photograph or invoice can guarantee it.
