Roof Repair in Hollywood

Hollywood's roofing character splits along the city's growth line — 1920s-40s homes near the beach and downtown, postwar ranch houses filling in Hollywood Hills and the Lakes Section, and newer construction further west.

What we see on Hollywood roofs

Hollywood was founded in 1925 and its beach and downtown core dates to that original land-boom era, but most of today's housing — just over half — was built in the 1940s-60s postwar boom, after Hollywood Boulevard was extended west to US-27 in 1954 and neighborhoods like Hollywood Hills filled in. Single-family detached homes are the single most common housing type citywide at roughly 43%, with large apartment/condo buildings close behind at about 42%.

The postwar ranch homes that make up most of Hollywood's housing stock typically carry asphalt shingle roofing, much of it now on a second or third reroof, with older flat built-up roofs still common on additions, carports, and 1950s-60s low-rise apartment buildings. In the beach and downtown core, older barrel tile roofs and original wood-deck roof structures show up more often and need extra care during repair or tarping.

Hollywood's Historic Old Town Commercial District and the Hollywood Beach area carry recognized historic character, and beachfront and downtown condo buildings add commercial-scale, low-slope roofing into the mix. Further west, newer subdivisions built from the 1970s-90s onward tend toward more recently replaced shingle roofs, so storm-damage calls there are more often about wind-driven debris and flashing than roofs simply at the end of their life.

Code and permits

Hollywood sits inside the High-Velocity Hurricane Zone

Broward County is part of the High-Velocity Hurricane Zone under the Florida Building Code, along with the rest of Broward and Miami-Dade. It is the strictest wind-resistance standard in the state, and it changes which materials may legally go on your roof: products need a Miami-Dade Notice of Acceptance, or a Florida Product Approval that is explicitly valid in the HVHZ.

That is worth knowing as a homeowner, because it is a common place for a cheap quote to hide. A roofing product that is perfectly legal in Orlando may not be permitted on a roof in Hollywood, and the difference does not become visible until an inspection fails or a claim is questioned.

Re-roofing work is permitted through the City of Hollywood Building Division, with inspections during the work rather than only at the end. Permits are pulled under the licence of the contractor performing the work.

On the 25% rule: Florida's rule about how much of a roof can be repaired before the whole section has to be brought up to current code changed after 2022, and how it applies depends on when your roof was built and what the building official determines. We will tell you what we see and what we think is likely. We will not tell you how the rule applies to your roof, because that determination is not ours to make.

What we do in Hollywood

Stop the water, document it properly, then scope the real repair

Emergency tarping and dry-in

When water is actively coming in, the first job is stopping it. Tarps are installed to a standard that protects the roof rather than adding to the damage — correctly sized, properly secured, edges and penetrations sealed.

  • Same-day response during business hours
  • Tile, shingle and flat roof systems
  • Quoted by area covered, roof type and pitch

Leak repair and roof inspection

Finding the actual source rather than the nearest stain. Most leaks we trace in Hollywood enter some distance from where they appear inside.

  • Underlayment, flashing and penetration failures
  • Tile lift-and-reset sectional repairs
  • Low-slope seam and drain work

Storm damage documentation

A photographed, timestamped record built to the standard a carrier expects, produced before anything is touched.

  • Elevation overviews and close-ups with scale reference
  • Interior damage and measurements
  • Itemised invoice with labour, materials and dates
A note on documentation. Incomplete paperwork is a common reason emergency mitigation invoices get questioned — missing before photos, no square footage on the invoice, no timestamps. We document thoroughly so the file is as complete as we can make it. That is the part we control. What your carrier pays is their decision, and nothing we photograph or invoice can guarantee it.
