Roof Repair in Pompano Beach

Pompano Beach runs from a small older core near the FEC tracks and the Intracoastal to broad stretches of 1970s-90s tract housing further west — two different roofing profiles in one city.

What we see on Pompano Beach roofs

Pompano Beach's oldest development sits near the old FEC railway stop and downtown, dating to the early 1900s, with the beachside area filling in mostly after WWII. But the largest share of today's housing — about half — was built 1970-1999, reflecting the city's westward growth. Large apartment and condo buildings make up the single most common housing type (about 56%), with single-family detached homes at roughly 29%.

Older beachside and east-side homes from the 1940s-60s often still carry original or once-replaced asphalt shingle or built-up flat roofs, now well past typical service life and a common source of leak calls after storms. The 1970s-90s tract homes further west more typically carry asphalt shingle or concrete tile roofs from that same construction wave, now also reaching an age where wind-uplift and flashing failures become common.

Pompano Beach's mixed low-rise apartment and condo stock, especially along the beach and Intracoastal, adds flat/low-slope commercial roofing into the picture alongside conventional pitched residential roofs. Coastal salt exposure is a bigger factor on the eastern side of the city, accelerating corrosion on flashing, fasteners, and rooftop AC equipment there compared with the newer western tract housing.

Code and permits

Pompano Beach sits inside the High-Velocity Hurricane Zone

Broward County is part of the High-Velocity Hurricane Zone under the Florida Building Code, along with the rest of Broward and Miami-Dade. It is the strictest wind-resistance standard in the state, and it changes which materials may legally go on your roof: products need a Miami-Dade Notice of Acceptance, or a Florida Product Approval that is explicitly valid in the HVHZ.

That is worth knowing as a homeowner, because it is a common place for a cheap quote to hide. A roofing product that is perfectly legal in Orlando may not be permitted on a roof in Pompano Beach, and the difference does not become visible until an inspection fails or a claim is questioned.

Re-roofing work is permitted through the City of Pompano Beach Development Services Department, Building Permitting and Inspections Division, with inspections during the work rather than only at the end. Permits are pulled under the licence of the contractor performing the work.

On the 25% rule: Florida's rule about how much of a roof can be repaired before the whole section has to be brought up to current code changed after 2022, and how it applies depends on when your roof was built and what the building official determines. We will tell you what we see and what we think is likely. We will not tell you how the rule applies to your roof, because that determination is not ours to make.

What we do in Pompano Beach

Stop the water, document it properly, then scope the real repair

Emergency tarping and dry-in

When water is actively coming in, the first job is stopping it. Tarps are installed to a standard that protects the roof rather than adding to the damage — correctly sized, properly secured, edges and penetrations sealed.

  • Same-day response during business hours
  • Tile, shingle and flat roof systems
  • Quoted by area covered, roof type and pitch

Leak repair and roof inspection

Finding the actual source rather than the nearest stain. Most leaks we trace in Pompano Beach enter some distance from where they appear inside.

  • Underlayment, flashing and penetration failures
  • Tile lift-and-reset sectional repairs
  • Low-slope seam and drain work

Storm damage documentation

A photographed, timestamped record built to the standard a carrier expects, produced before anything is touched.

  • Elevation overviews and close-ups with scale reference
  • Interior damage and measurements
  • Itemised invoice with labour, materials and dates
A note on documentation. Incomplete paperwork is a common reason emergency mitigation invoices get questioned — missing before photos, no square footage on the invoice, no timestamps. We document thoroughly so the file is as complete as we can make it. That is the part we control. What your carrier pays is their decision, and nothing we photograph or invoice can guarantee it.
